Hyderabad’Sept 2: The Telangana government has received preliminary notifications of 269 lakes falling under the limits of Hyderabad Metropolitan Development Authority (HMDA) from 7 districts, out of which preliminary notifications were published for 30 lakes
The Hyderabad Metropolitan Development Authority (HMDA) has been urged to update and correct the Master Plan 2031 to protect homebuyers from confusion and potential financial loss. Realestate Pathashala, a real estate education platform, raised concerns over discrepancies in the current plan, particularly regarding Full Tank Levels (FTL) and buffer zones around lakes. In a tweet, the group pointed out that many lakes are not accurately included in the HMDA Master Plan 2031, forcing buyers to rely on village maps at Survey Bhavan, of which most people are unaware. The tweet also noted that some survey numbers and land zones are incorrectly marked, further adding to buyer confusion
Realestate Pathashala warned that these errors could lead to serious issues, such as granting illegal permissions, only for properties to be later demolished by enforcement teams like the Hyderabad Disaster Response and Asset Protection Agency (HYDRAA). They emphasised that middle-class buyers, who often end up paying EMIs for years, are the most affected. Banks also finance projects without fully understanding the FTL implications, exacerbating the problem.
The group suggested that while officials responsible for incorrect permissions can be held accountable, the priority should be on ensuring that all revenue officials, websites, and village maps are synchronised. They called for HMDA to update the Master Plan 2031 with accurate, authentic information to restore public trust in HMDA and RERA. Although they appreciated the HYDRA initiative, Realestate Pathashala urged a more proactive approach to addressing the root cause of these issues. They expressed hope that the relevant authorities would act swiftly to correct the HMDA Master Plan 2031.
